All to give the bank insight into some of their key pressure points to quickly assess credit strength of the business.


We will then give you a full cost comparison across the offers to narrow down the options, once a decision has been made on the direction you wish to go, work with you and the bank to facilitate the transfer or acquisition/increase etc.

  • How much can I borrow?

    This is not a simple 1 size fits all. It incorporates a number of banking pressure points and not all banks have the same thresholds, a few of these are;

    • What is your post funding Loan to Value ratio (bank security vs loan limits)
    • Post funding Equity position
    • Business ability to show capacity to repay the loans over a specific term
    • Business liquidity or cash flow

  • How much Deposit do I need?

    This will vary dependent on your current position and will differ between banks.


    • Generally the banks may range between 30% to 50% deposit required – either as cash or available security in another asset.
    • Not all banks are the same & it will also be dependent on things like;

           - Stamp duty payable on a purchase

           - Any additional lending required for working capital.

           - Your ability to service the loan & capacity to repay the loan

           - Ending overall equity position

           - Are guarantees involved

  • On my proposal I can pay the interest, why am I getting resistance from the bank?

    The banks analyse your servicing capacity differently;

    • Banks will build in an additional buffer on top of current rates, to ensure you can sustain rate movement
    • Although you may be only paying interest only, the banks will do calculations based on Principal & Interest over a specific term to ensure the ability to repay the loan if required.
    • The banks will also build in a ratio to be covered by earnings (before interest, tax & depreciation) to ensure the business can withstand some ups & downs.
